Let's not forget that Giannis has a say in this matter too! If Giannis and his agent don't like Team X and won't commit to an extension with them, it makes Team X less likely to throw everything but the kitchen sink into a trade offer or perhaps not even make an offer to begin with.

Bottom line - he has the ability to potentially lower the price-tag for his services by dictating which teams he's willing to play for (fingers crossed that Minnesota is one of them!). Obviously he'd still be costly to acquire, but it may not be the astronomical price some of us think.
